Choose the right agent.
The first step in ensuring the sale of your home is to hire an agent. The same reason a mechanic will not do brain surgery, its always best to hire someone with the experience, knowledge, and tools required to get the job done.
Not only do you want to hire an agent, you need to make sure you hire the right agent. The right agent isn't always the local agent, and I'll give you an example why. I listed a town home in the town of Simcoe which sold for $750,000. Previous sales were in the 500's, and the sale after my sale was also in the $500's. What you need to look for is someone that can see deficiencies that buyers might not like and how to overcome them. You need someone who will lay out an actual marketing plan. Its always good to have someone who knows how to target the correct demographic that would want to live in your home.

Price is KEY
Ensure to compare your property to other properties at arms length to your home. If you price too high, it won't sell, if you price too low you may lose out on potential income, and if you price at market value you might end up selling for exactly what its worth but you might have left some money on the table.

It's like that saying, "If you fail to plan, than you plan to fail." It's always a good idea to plan well in advance and ensure you have multiple avenues and directions to take based on potential outcomes from your first test of the market.
Advertising
If you tried selling your home on your own and it didn't work, then you are not getting your property in front of ready to buy buyers. This is where the MLS is a great option for you. Any agent would be help to assist you in the sale of your home through the MLS system. This will have your property show up on realtor.ca. In the majority of cases where a property is not selling, there are multiple potential deficiencies or errors that may be taking place. For example; If you priced your home too high; your home is not move in ready; too much clutter and personal items; obvious issues with the home; incorrect demographic targeting and failure to properly advertise.
MLS is an amazing tool to get your home in front of actively looking buyers, but not all buyers are working with an agent or spending all day looking at emails from their agent, or waiting for listings to pop up. In a slow or difficult market MLS is not enough. Make sure to hire someone who has a background in proper ad spend and targeting. What will they do that is above and beyond what the basics. I like to do a multitude of different approaches which adapt and mold based on a multitude of factors such as the surrounding environment, timing, the market, the product (your home), but pay more attention on who is most likely to pay the most for your property and advertise to them. What are their habits, where do they spend time, just some of the important questions that need to be answered. How can I build interest in a property that is having a hard time selling, and trying to make sure all the interested parties see it in a manner it will cause a bidding war or force a buyer to make an impulse buy.
Ensure your dealing with someone who understands all the marketing mediums. Print, Social media, search engines, telemarketing, are all very important pieces to a puzzle for selling a home that's having a hard time selling. This is something we understand, and something we pride ourselves with knowing. It's always a good idea to have an understanding of current trends and how ad systems work.
Interview
I always tell my clients to interview agents. Even if you plan on hiring me, interview some other agents. This will help you find the best fit for you and to appreciate the agent you hired and what they have to offer over the others. Your home is your biggest investment... Just like when you buy a car its a bad idea to test drive only one car. How are you supposed to know whats good without trying others. Once you have found the perfect fit for you, take their advice cause its in your best interest and sign the contract as soon as you can to get the ball rolling as soon as possible. Time is of the essence.
